The Sherman Hill area has long had a mix of small commercial business buildings among the historic homes and apartment buildings, one of the few such areas remaining in the Des Moines metropolitan area. In fact, a recent planning trend is called the "New Urbanism" with designs to construct neo-traditional neighborhoods with a mixing of commercial and residential uses. Here the real thing already exists.
In the Sherman Hill area, the mixed uses have continued over its history and are an important part of the historic character of the area and its rich diversity. To encourage this mixed-use historic character, the Sherman Hill area was the first area in Des Moines to create a zoning category that allows many kinds of businesses to be operated on the first floor of its residential buildings by their property owners. The character of the neighborhood continues to be one of diverse uses within a historic setting. It creates an interesting and optimistic place to live and to do one's work.
